Tomorrow is real!
After months of searching and researching, I close on my property tomorrow! I have alluded to the process, but I will delve into picking my land a bit more today. It has been a whole lot more involved than I ever dreamed.  I have literally been keeping my eyes open for land for years, but have not felt ready to leap until recently. I had a pretty good idea of where I wanted to be (close to where I am, not any farther away from work, and in a place convenient to shopping,entertainment, etc, but far enough out that I felt I was in the country).  I had also been comparing prices, etc and so I knew a good price when I saw it. I thought I knew what I needed to know, but I had tons left to learn and I am still learning.
The first piece of property I saw looked good, and I thought out of the available properties I had seen, it could definitely be made to work. After all, land is not getting more available. It's seems to be the one thing we can't create at will. The first piece was the largest piece I had seen in my budget and was wedged in the middle of an older neighborhood about 10 minutes closer to my office. I could imagine taking evening strolls through the neighborhood and had even stopped to speak with the neighbors on one pass. I loved how the neighborhood was settled, and the architecture was varied. This was not a subdivision that are popping up on all that precious land. I put in an offer which was accepted and entered due diligence.
That property had several issues which I will review in another post cause I learned sooo much working through that option. In the end, I had to move on. Property 2 was about an acre smaller, but appeared to avoid a few of the issues from the other, but it had its own set of issues and the rice seemed to high for the sacrifice of space. Along with a few other issues, it was ruled out after a few more lessons.
As if by accident, or perhaps by fate, I literally drove by my future property and saw it before I knew
I was looking. When we got home, I looked it up and found it had been on the market just a few days, maybe a week. It was dark and I didn't get a chance to explore, but the listing definitely intrigued me. More land than I had ever imagined and in my budget. The next bit of daylight and time off I had, I took my best friend to explore. I cannot explain the feelings of excitement and eagerness I felt walking around the property. It blew the others I was willing to make work out of the water and I was hooked.
So, again, many lessons, in my due diligence period.  My due diligence which was extended 2 times.  This property is not perfect, but I have a good feeling that when all is said and done, it might be. Tonight, I'm too excited and anxious to go through any of the little things, but will share all my lessons.  Tonight, I am coming to grips with the reality that I am going to be one step closer to building my home. I am working on accepting the huge investment I am making. After all, I am spending half of my life's savings on this land and it's scary for a thrifty person who ended up where I am in part by spending my money less frivolously than some.  But I am reminded that we work hard and save for the things we really want in life and this definitely fits that bill.
